  • We take every sale in our data with a Dublin address and a sale date in each 12-month period, and compare the median (middle) price. The postcode comes from the address (Dublin 1 to Dublin 24, and Dublin 6W). Sales without a postcode count only in the County Dublin figure.
  • A median is a mix of the homes that happened to sell. If more apartments or new homes sold this year, the median moves even if no single home changed in value. Small areas swing the most.
  • Sales reach the Property Price Register some weeks after completion, so the latest months are still filling in. We refresh this page each month.
  • New-home prices on the Property Price Register are recorded without VAT. We drop records under €30,000 or over €10 million. These are recorded figures, not a forecast.
